Our cities are changing: we see less mono-functional shops and more multifunctional spaces. In the centre of Rotterdam, at the end of the famous shopping street the “Koopgoot”, the new owners are transforming this 30.000m2 former HudsonsBay-building into a lively environment. This unique re-development is initiated by a collaboration between the building’s owners Angelo Gordon, CAIRN and NEOO and the municipality of Rotterdam.
While the character of the building will remain preserved, the structure will move from an inward turned warehouse (100% retail purposes) with structural vacancy into an outward-looking, mixed-use building consisting of 2 floors of shops (30%) and 5 floors of offices (70%). WOMO Architects designed the adaptive reuse of the building and are responsible for the architecture. D/DOCK has signed for the interior development, our partner MOSS will be responsible for the greenery.
An important part of the transformation are the workspaces, under the name AIR Offices and with a total area of approximately 22,500 m². These will be among the most sustainable and healthy in the Netherlands. The entrance of AIR Offices is located on the Beursplein with a direct connection to the 1st floor where a large and light atrium with lots of green and joint amenities will create a lively atmosphere. Lastly, in addition to the transformation of the existing building layers, 2 new layers will be created with a panoramic view over the entire city center. Including a pavilion with a roof terrace. Now the permit is being granted, the decommissioning of the former Hudsons Bay interior continues, done by New Horizon. The delivery of AIR Offices is scheduled for the end of 2022.
