Research internship Usepace (Dutch/English)

The number of challenges in the real estate market are increasing, with a constantly changing demand from users and a growing focus on flexibility. Additionally, it is becoming more difficult to realize new constructions due to rising costs and climate change, making it even more important to optimize the use of existing real estate inventory. To address this, D/DOCK, together with Mare Santema, has founded a new company: Usepace.

With Usepace, we create added value for real estate developers, investors, and users by optimizing space usage through innovative combinations of use functions. Why not host a party in an office on the weekend, or have dinner there in the evening? With a flexible approach and an activation plan, we can make the best possible use of spaces. People who have been searching for a space for a while are happy that they have somewhere to go now, residents and municipalities are happy with the dynamic urban landscape, and property owners are happy with the additional income. It’s a win-win-win.

We’re going to expand our team

Usepace is active in 3 different phases of real estate development: the initiative phase, the design phase, and the activation phase. The alignment between these phases is very important to achieve a successful endresult. In these phases in-depth research about the economic, social, environmental, psychological and operational aspects is needed to gain a full understanding of these topics. You can decide which of these aspects appeal to you the most, and we can formulate a research topic and question together. The focus will lie on the relation between these topics and optimizing space usage through innovative combinations of use functions.

You will be guided by Mare throughout your research process.

Are you someone who

  • Has a proactive and curious attitude, always eager to learn
  • Can think out-of-the-box and brings new ideas to the table
  • Has knowledge of Dutch spatial planning regulations
  • Is familiar with real estate calculations and valuation processes
  • Is studying a bachelor’s or master’s degree in Real Estate, Economics, Architecture, or a related field
  • Has strong communication skills and can work well in a team and individually
  • Wants to learn how to develop a project in all phases with an innovative mindset
  • Is passionate about space utilization in the built environment and how we can make the future of our cities liveable and resilient

What we offer

  • A full-time internship, part-time (32/36 hours) is negotiable, starting as soon as possible
  • An internship allowance of €500 (based on a full-time internship)
  • Work From Anywhere – you can choose where and when you work: in our vibrant studio DB55 in the Houthavens, at home, in our work suite at Hotel De L’Europe, at the beach: whatever works best for you
